Carpet Area
The carpet area is the net usable area inside your home—the space where you can spread a carpet. It includes the area of bedrooms, living rooms, and toilets but excludes external walls, balconies, or terraces. Simply put, the carpet area is the space within the inner walls of your home.
Formula: Carpet Area = Area of bedroom + living room + kitchen + toilets
Typically, the carpet area constitutes about 70% of the built-up area. For example, if the built-up area is 1,000 sq. ft., the carpet area would be approximately 700 sq. ft.
Exclusions: External/internal walls, common areas, and terraces are not part of the carpet area.
RERA Compliance: Under RERA guidelines, developers must disclose the carpet area while pricing units. Any reduction in the carpet area during construction obligates the builder to refund the excess amount within 45 days, with interest. If the carpet area increases (up to a maximum of 3%), the buyer may need to pay the additional cost.
Built-Up Area
The built-up area includes the carpet area plus the space taken up by the walls of the apartment. It may also include balconies if they are part of the unit.
Formula: Built-Up Area = Carpet Area + Area of internal walls
On average, about 30% of a property’s area is occupied by walls and balconies. For instance, if the built-up area is 1,000 sq. ft., the carpet area would be around 700 sq. ft.
Super Built-Up Area
The super built-up area includes the built-up area along with a proportionate share of common spaces like lobbies, staircases, elevators, and clubhouses. Developers often use this area to calculate the property price.
Formula: Super Built-Up Area = Built-Up Area + Proportionate Common Area

Buyer Tip: Even if a builder quotes the property price based on carpet area, the per-square-foot rate may be adjusted to account for built-up and super built-up areas. It’s always wise to compare the pricing of similar properties in the area to ensure a fair deal.
